Locr No. 466 The proposed project is the location of a private clubhouse in a residential zone. The Carlsbad Girls Club will convert an existing unoccupied single-family residence, on Eureka Place between Chestnut and Basswood Avenues, into a temporary meeting and recreational facility for their members. The subject property consists of two lots totaling 1.14 acres. The topography is relatively flat, slightly sloping down to the west. One lot is vacant, covered only with two to three foot natural vegetation. The other lot has a house of about 1700 square feet and a detached garage. There are assorted fruit and other trees in front and back yards. The project site is located directly across the street from a City park. the subject parcel to the north. Further north, on the same block, is another apartment house and a church. The Girls Club currently leases a City building in the park across the street. They would continue to occupy that facility even if the proposed project is approved. An apartment building on property zoned R-3 abutts The applicant plans no structural modification to the house or garage, and no removal of trees. to create required parking spaces to accommodate the proposed use. not necessarily generate more traffic on Eureka Place since the present clubhouse is already located on the same block. more, the proposed use should compliment the Holiday Park recreational facility directly across the street. JUSTIFICATION 1. The project will occur in an already urbanized area containing mixed land uses. 2. No significant wildlife or vegetation exists on the site. Existing trees will not be disturbed. Traffic generation should not increase appreciably since the present clubhouse is on this block. 3. DA: sb
