Project is on hold for a while until she receives the 10 new
plans and preliminary title report.
We have 6 months (from original submittal of December 13,
1995) to finalize C.U.P. -- ie June 13, 1996. Pac Bell can
also request a 90 day extension at this time which moves the final date to September 13, 1996.
Once the 2-story scheme is ready, we will submit 10 sets to Carlsbad for a 30 day review. If the submittal is complete,
then a hearing date will be set.
There are two Planning Commission hearings per month, the comDlete submittal package must be in approx. 5 weeks prior to the hearing date.
Show the outdoor eating area to the south in the area of what is now Vehicles Unlimited. It is not allowed in an llEnclosedll area, such as where the trailers are.
Show the future admin. and bathrooms as a tenant improvement on the plan now and state trailers to be moved +/- 2 years after construction has finished.
The second story scheme will need more exterior llArchitecturell than the existing 1 story building. It will be more visible by neighbors.
Enclosed is a letter from Teresa Woods listing the items needed for a complete application.
Planning: 1. I have the Preliminary Title Report, although the lien issue needs resolution by Pac Bell.
Planning: 1. The outdoor eating area is to be shown at the south side of the property.
Engineering: 1.Ken Quon is questioning if Vehicle Unlimited has a filtration pit for surface drainage before it gets to the street. (This is a requirement for all commercial developments)
I will investigate the actual site condition.
