We intend to match the color scheme of the other church buildings.In addition, we have opted for a wood deck rather than metal, leading up to upgraded and nicer double main entry doors.On the street side of the building, we have upgraded to larger 48" windows.Also, our landscaping is in line with the other church buildings. Schedule of Services Typically we have services every Friday evening, with an average of 20-40 attendees. Other major holidays observances: Holiday 2016 Date 2017 Date Passover April 23 April 11 Rosh Hashanah Oct 2-4 Sept 20-22 Yom Kippur Oct 11, 12 Sept 29,30 Hanukkah Dec 24 Dec 12 Seating Configuration Our community utilizes open-style seating.In some instances, we are more traditional in our seating arrangement, such as typical theater style seating with rows of chairs.More commonly, however, we have a smaller group in a circle of seats or maybe just a few rows.Regardless, the seating configuration will not exceed the maximum occupancy of the building, and we estimate never exceeding the occupancy to parking ratio of 1 space for every 5 people. •0 PROJECT DESCRIPTION/EXPLANATION Jewish Collaborative San Diego Building Project The Jewish Collaborative San Diego (JCoSD) is applying for a 10-year CUP for a new modular facility to be installed on a large, currently empty tract of land, next to and owned by Christ United Presbyterian Church of Rancho La Costa. The facility, which will be open to the community, will meet the needs of .1CoSD to be available as our sanctuary and meeting space. As a 501(c)(3),JCoSD is a religious institution similar in community- oriented purposes of Christ Presbyterian Church, and our two congregations already collaborate through our interfaith "Sister Faiths" activities. The Jewish Collaborative San Diego serves a diverse group of Jewish residents in Carlsbad and the nearby North County San Diego cities as well as the community at large. Our community currently serves the needs of 108 families. This new space will be available to promote and administer a synagogue, providing opportunities for learning, support, action, community service, and personal and spiritual fulfillment. The site is approximately 0.84 acre and includes a community garden that has a previously approved CUP by the City of Carlsbad. The entire site is currently undeveloped. The site was occupied previously by a temporary structure that housed a Boys & Girls club. The foundation and sidewalk leading to that structure is currently existing. Today there is no current use on site. The topography is relatively flat as shown in the photos, and as seen on the site plan. This Exclusion does not modify or limit the coverage provided under Covered Risk 7 or 8. 3.Defects, liens, encumbrances, adverse claims, or other matters (a)created, suffered, assumed, or agreed to by the Insured Claimant; (b)not Known to the Company, not recorded in the Public Records at Date of Policy, but Known to the Insured Claimant and not disclosed in writing to the Company by the Insured Claimant prior to the date the Insured Claimant became an Insured under this policy; (c)resulting in no loss or damage to the Insured Claimant; (d)attaching or created subsequent to Date of Policy (however, this does not modify or limit the coverage provided under Covered Risk 11,16,17,18,19, 20, 21, 22, 23, 24, 27 or 28); or (e)resulting in loss or damage that would not have been sustained ifthe Insured Claimant had paid value for the Insured Mortgage. 4.Unenforceability of the lien of the Insured Mortgage because of the inability or failure of an Insured to comply with applicable doing- business laws of the state where the Land is situated. 5.Invalidity or unenforceability in whole or in part ofthe lien of the Insured Mortgage that arises out ofthe transaction evidenced by the Insured Mortgage and is based upon usury, or any consumer credit protection or truth-in-lending law.This Exclusion does not modify or limit the coverage provided in Covered Risk 26. 6.Any claim of invalidity, unenforceability or lack of priority of the lien of the Insured Mortgage as to Advances or modifications made after the Insured has Knowledge that the vestee shown in Schedule A is no longer the owner of the estate or interest covered by this policy.
