I, RAYMOND M. ANGEL, as Administrator of the Estate
of SELESTINO ANGEL, deceased, pursuant to the order of the
Superior Court of the State of California, County of
San Diego, made in the matter of the Estate of SELESTINO
ANGEL, on July 14, 1978, confirming sale of real property
and directing the execution of a conveyance, hereby convey
to HARRY E. DEAN and ELSIE L. DEAN, husband and wife as

joint tenants, without any representation, warranty, or
covenant of any kind, express or implied, all right, title,
interest, and estate of the decedent at the time of his
death and all right, title, and interest that the estate
may have subsequently acquired in the real property
situated in the Town of Carlsbad, County of San Diego,

That portion of Lot No. 7 of the Industrial Tract,
in Carlsbad, County of San Diego, State of California, as
per Map thereof No. 1743, filed insthe office of the County

Beginning at the most westerly corner of said Lot
No. 7, running thence Northeasterly along the Northwesterly
boundry line of said Lot No. 7, a distance of 50.87 feet to
a point on the said boundry line; thence Southeasterly at
right angles 138.2 feet to a point in the Southeasterly
boundry line of said Lot No. 7; thence at right angles
along the Southeasterly boundry line of said Lot No. 7 to
the most Southwesterly corner of said Lot No. 7; thence
Northwesterly along the Southwesterly boundry line of said
Lot No. 7 to the point of beginning.
Including also an EASEMENT for road purposes over the
Northwesterly 20 feet of that parcel of land joining the above
land on its Northeasterly side, in said Lot No. 7. The said
Easement is 50.87 feet long from the most Northerly corner of
the above deeded land and it is ajacent (joining) the North-
westerly boundry line of the said Lot No. 7.
