There is a po&sM traffic conflict due ia the site's close
proximity to Ezrmg Avenue-
trips generated by drop- off ad picking up 64 students. Staff has concerns whether the unpaved alley to the rear of the property
muld be suitable for the mmt of traffic that would be generated
by this use.
As mentioned previously the tw existing parking spaces to the rear of the existing duplex muld have to be pved all the way ia the alley. Also no -king muld be allowed in the front yard setback.
The city also has concerns as to whether the subject proper% is a
suitable site for a pre-school due to its proximity to major streets
and comnercial devdopents. The Engineering Department has indicated that they plan to do a traffic count at the intersection of Elm and Madison in the next few weeks. determine whether the propmd use muld be compatible with the existing traffic situation.
