Landry Inc. 1 a,. 1 September 2, 1980 Mr. Bill Hoffman Planning Department City of Carlsbad 1200 Elm Avenue Carlsbad, CA 92008 Re: Initial Site Plan Review New Church Building St. Patrick's Catholic Church JPL Project No. 7916 Dear Mr. Hoffman: I am writing to summarize the results of our meeting on August 15, 1980 During our discussion, we established the following planning parameters: For the purpose of defining setbacks, the property line abutting Tamarack Avenue is considered the front of the subject prop- erty and the 20' front yard setback will be measured from Tamarack Avenue. The required side yard setbacks along Adams Street and the west property line adjoining the service station property will be 10' each. A vehicular site access point on Adams Street approximately 200' north of Tamarack as approved by Mr. Bill Stracker (Consultant to the Engin- eering Department) is also acceptable to you and the Planning Department. A 165' dead-end parking access drive along the west property line, (at the service station), with a turnaround near Tamarack Avenue is acceptable to the Planning Department. We also discussed increasing the parking density on the west side of the new church and discovered that double loaded 90' parking was a solution providing that we are able to park in the side yard setback. You agreed to discuss this concept with other members of the planning staff and contact us on the results. Page 2 Hoffman - Project No. 7916 On August 25, 1980, you contacted us concerning parking in the side yard and stated that a variance would be required; however, should we apply for a variance, the application would receive a favorable recommendation to the Planning Commission. As we discussed in our meeting of August 15, 1980, we are intent upon working closely with the Planning Department to develop the best possible plan €or the site. Further, the geometry of the site requires close coordination of both planning and architectural considerations to produce optimal results. Therefore, we are paying particular attention to the decisions made by the Planning Department and are proceeding with our architectural design of the building based on your comments.
