SUBJECT: Pre-annexation C.U.P. - Mobile Home Park -
El Camino Real.
The Engineering Department has reviewed the subject C.U.P.
request and offers the following recommendations for your
consideration:
1. The Conditional Use Permit shall be subject to the
filing of a final subdivision map. A tentative sub-
division map shall be submitted for approval in
accordance with City subdivision procedures.
2. The interior streets do not meet City standards, are
not acceptable for public dedication and are not to
be shown on the final subdivision map.
Public right of way shall be dedicated as required
to secure 126 feet wide right of way for El Camino
Real and 102 feet wide right of way for proposed
Agua Hedionda Road, insofar as this property is
concerned.
Public improvements shall be constructed as required
by the conditions of tentative map approval.
A grading plan shall be submitted to City Engineer
for approval prior to, commencing any grading work.
This development is in the flood pl& of Agua
Hedionda Creek. A hydrological study is required
to determine the possible extent of flooding.
areas subject to inundation shall be shown on the
final subdivision map. This development shall be required to connect to the
Carlsbad sanitary sewer system and water system.

8. All utility distribution facilities shall be placed
underground within this development.
