General
The tentative map proposes a one parcel development of approxi-
mately 77 acres as a mobile home park located on the easterly
side of El Camino Real at Agua Hedionda Creek, There are two
minor and one major drainage channels through the property, all
being generally in the flood plain of Agua Hedionda Creek.
Planning Commission Resolution No. 585 granted a pre-annexation
conditional use permit subject to filing of a final subdivision
map and to other conditions.

(Cannon Road) - that portion required to secure a right
of way 102 feet in width in accordance with the alignment
that is to be approved by your Commission insofar as this
property.is concerned.
The alignment recommended is southerly of the Agua Hedionda
Creek crossing of El Camino Real, generally as shown on
Exhibit "E" dated April 1, 1969,
Public improvements to be as follows:
El Camino Real - grading, ornamental street lights,
street trees, concrete curb, gutter, sidwalk
and paving to meet and match County improvement.
Agua Hedionda Road (Cannon Road) - ornamental street
lights, street trees, concrete curb, gutter,
sidewalk, and paving, except center 42 feet,
with grading full width of the dedication.
Paveaent design to be based on Traffic Index
for major arterial highway ,
Sewer to be extended to easterly and southerly sub-
division boundaries. The sewer to be the City sewex
system and constructed in public streets or approved
easements.
The water system shall provide adequate fire protection
facilities.
Other miscellaneous public improvements that axe
included in present City standards and that are not
otherwise mentioned.
City Council has approved a design storm frequency of 50
years for this development. The drainage facilities are
to be designed to accommodate such a storm with adeqyate
provision for freeboard and siltj.ng. The drainage facilities
to be either fully protected or the owners to enter into an
agreement with the City in which the City is relieved of all
responsiSility for maintenanca of the drainage works and fOK
any damages resulting from flooding. Drainage easements to
be conveyad to the City upon demand,
