It is our understanding that the approximate 110 acres currently be- ing purchased and optioned by us from Occidental is approved for mobile home park construction but that the zoning carries and Aug- ust 31 expiration date. ..- .c. _..- - It is our intent to construct the park in .3 201 three modular sections. The first unit, consisting of 30 acres, will be underway well within the August 31 date but our concern is that we be assured by the City of Carlsbad that the adjoining 25 acres, that will be developed with- in 24 months, will still fall within the current zoning and August 31 date. The 55 acre parcel to be constructed as our third unit, which lies on the north side of Poinsettia, will probably not be under con- struction for at least 36 months or if more rapid occupancy is obtained, we will of course commence construction prior to that time. Our chief concern is the assurance that the current zoning require- ments will be satisfied with our initial 30 acre development and that the balance of the lands to be conveyed will be assured of continued mobile 'home park zoning.
