Dear Tim:
I have'reviewed the plans which have been submitted for the substantial conformance review and
have the following comments:
1. A fee of $390.00 must be submitted for a Planning Commission Information Item.
2. Please submit a materials board with samples of the proposed veneers.
3. Veneer should be added to the entrance on model # 4.
4. Model # 2's full brick veneer entry seems overdone.
5. Provide elevations for model # 3, lot 3. with enhanced rear.
6. The 2 foot pop-out shown on the foundation plan for model # 1 is not reflected on the
elevations. Is this an oversight or is the foundation plan incorrect?
7. Will the 15x15 areas shown on the plans be provided or are they for illustration purposes
only?
8. Two story models should have a minimum 15 foot setback from the top of slope. The single
story No. 1 model may be at 10 feet.
9. The optional balconies on models # 3 & 4 will violate the top of slope setback on some lots
and the minimum rearyard setback requirement on others.
10. Lots 7, 62, 90, and 130 violate the minimum rearyard setback requirement.
