The tremendous Freeway exposure and accessibility highly motivates these commercial users but they are frustrated becaus'e the existing zoning does not allow their use. Explain why the pro~osed Land Use Designation is more appropriate: With an Extensive Regional Retail designation we can develop the subject property with Retail Commercial users that ,.7ill serve the San Dieguito Community to the South and the Tri-City area to the North. The City of Carlsbad Planning Department would appreciate the opportuni to work with the applicant throughout the Planning Stages .of the pro- posed development. In an effort to aid the applicant, the Planning' Department requests that it be given an opportunity to evaluate and discuss the application and plans prior to submittal.
