There are several Retail Commercial users interested in locating next to our
existing Hadley's Orchards facility. The tremendous Freeway exposure and
accessibility highly motivates these commercial users but they are frustrated
becaus'e the existing zoning does not allow their use.
Explain why the pro~osed Land Use Designation is more appropriate:
With an Extensive Regional Retail designation we can develop the subject
property with Retail Commercial users that ,.7ill serve the San Dieguito
Community to the South and the Tri-City area to the North.
The City of Carlsbad Planning Department would appreciate the opportuni
to work with the applicant throughout the Planning Stages .of the pro-
posed development. In an effort to aid the applicant, the Planning'
Department requests that it be given an opportunity to evaluate and
discuss the application and plans prior to submittal. This request is
not a requirement; however, it may avoid major redrafting or revisi~n
