There is insufficient need for neighborhood commercial services at the present time. As the area grows, the commercial use will be located on Poinsettia and Interstate 5. Other freeway related commercial services find this site too far off the Palomar Exit and prefer to be closer to Denny's and the service stations. 7. This site is adjacent to and level with the existing Altamira Garden Homes. Development. It is logical to have this type of residential use located on this site to serve as a buffer area between the commercial and industrial area to the north. o 1 11 ox DeV APPLICATION FOR GENERAL PLAN AMENDMENT (ATTACHMENT) 6. There is insufficient need for neighborhood commercial services at the present time. As the area grows, the commercial use will be located on Poinsettia and Interstate 5. Other freeway related commercial services find this site too far off the Palomar Exit and prefer to be closer to Denny's and the service stations. 7. The site is a low lying building pad, adjacent to the drainage channel. It is not desirable for residential use and not needed for commercial. It is located adjacent to two highly used traffic corridors which makes this location central and convenient to potential users.
