HomeMy WebLinkAboutHDP 01-06; St. Amour Residence; Hillside Development Permit (HDP) (8)TO: FROM: David Rick -Assistant Engineer DATE: April 17,2001 Mike Grim - Senior Planner HDP 01 -06 St. Amour Residence COMPLETNESS AND ISSUES REVIEW Engineering Department staff has completed a review of the above-referenced project for completeness and engineering issues of concern. All items needed for engineering review are provided for determining the application as complete. Engineering issues which need to be resolved or adequately addressed prior to staff making a determination on the proposed project are as follows: 1. On the grading plan: a. Provide a profile of the driveway centerline illustrating the vertical curve using equal horizontal and vertical scale. b. Specify that driveway is to be constructed to 'City Standard" GS-12. c. Remove gravel bags and any other erosion control measures from the plan. An erosion control plan will be required as part of your application for a grading permit and all erosion control issues will be addressed at that time. d. Correct the drain outlet standard drawing reference from RSD 25 to RSD 27. e. Plot easements described under 6, 7, 9, and 10 of the preliminary title report. f. Add the following note "Pool and spa requires separate permit". 2. The maximum driveway grade permitted is 14%. It is currently proposed at 15.5%. Revise plans accordingly. 3. The slope fronting the sidewalk must be graded such that the toe of the slope is located outside the 4-foot public utility easement. Although the existing slope may be encroaching into this easement, the toe should have been graded outside this easement per the approved subdivision grading plans (DWG 295-IA). 4. A grading permit will be required. 5. On the site plan, remove the broom finished color concrete from the 4-foot public utility easement. This portion of the driveway shall match the 560-C- 3250 minimum concrete mix required within the public right-of-way.
