Land Surveying & Civil Engineering April 15,2002 City of Carlsbad Planning Department 1635 Faraday Avenue Carlsbad, CA 92008-7314 Attention: Saima Qureshy, AICP Associate Planner RECEIVED MAY 152002 CITY OF CARLSBAD PLANNING DEPT. Subject: Sacada Hillside Development, HDP 02-03-SACADA I1 (J.N. 11-01) Dear Saima Qureshy: Following our meeting with Mr. Don Neu and Rick Clark, I further studied the topography and made an additional visit to the site. It appears clear to me that the area of concern (the small slope area over 40% within the proposed building) is the result of material being pushed onto our subject site. Please note the property to the west. It appears that, in order to achieve a larger pad, material was placed onto our site from the lot to the west. As a mitigative measure, I have designed corrective remedial grading to return the site to its original surface condition. Please see the attached plan. The result is that, by returning the surface configuration to its native state, there is no area within the building envelope that is over 40% slope. I reviewed the above (including the corrective remedial grading) with Mr. Jeremy Riddle, City of Carlsbad Project Engineer. Mr. Riddle indicated to me on April 15,2002 that he does not object to the plan. Additionally, it is necessary to perform the remedial grading to insure stability for our structural walls. Please see the accompanying letter from the project soils engineer. Should you have any questions, or need additional information, please call. Sincerely, Richard B.
