Description/Explanation:
The proposed project consists of the construction of a duplex at 2416 Sacada Circle. The parcel
is approximately 0.32 acre, 13,846 square feet. The project is an infill project located adjacent to
a single family residence and a condominium project in the R-2 zone.
The duplex will be constructed to conform to the existing site topography. Approximately 42
percent of the site has slopes greater and 40 percent. Twenty-one percent of the site is less than
15 percent slope. The project proposes to grade only 49 cubic yards for the entire site. The
project will preserve approximately 43 percent of the site as natural hillside; there will be no
alteration of the existing hillside with the construction of the duplex. No manufactured slopes
are proposed to be constructed as part of this project.
The duplex will be two-stories high with stem wall construction which is similar to the existing
residential units in the neighborhood. The project complies with the intent of all applicable
section of the Carlsbad Municipal Code.
