Planning Department: 1. The current plans show a 20 feet setback as requested. 2. All rear wall design will reflect a Crib wall or approved equal design, to provide for planting surface and to reduce the visual impact to the adjacent neighbors. 3. All walls are shown with a safety rail or fence, refer to sheet 2 of 2 of the plan set. 1. All the issues in regards to on site grading items (a-h) have been addressed on the plans, please refer to plans. 2. The drainage issues have been revised to better suit the project. 3. Refer to item 2 above. 4. The plans currently reflect a 2’ setback to the toe of slope at property lies 5. Based on the existing condition we respectfully request a variance for the level of fill to be greater than three feet. Most of the site will have a maximum fill of 0 feet to 6 feet. We are requesting a small area (approximately 1 180 sq. ft) in the southwest comer of the Tennis court, to have a maximum fill of 6’ to 8’. Please allow a variance for this additional fill for this project site. We are requesting this additional fill to provide for a more balanced site. The small 6’ to 8’ fill area will avoid an elevated Tennis court deck and will be covered by the deck. We are also providing plantable walls to help mitigate the additional fill height.
