SUITE 103 CARDIFF BY THE SEA, CA. 92007 APPLICATION FOR TENTATIVE PARCEL MAP MS NO. 96-01 Thank you for applying for a tentative parcel map in the City of Carlsbad. Your project has been assigned to Clyde Wickham who will be the project Engineer and guide you through the Tentative Map process. Please direct all communication on this application to the Project Engineer. To better assist you in the tentative map process, include a reference to the application number at the top of all correspondence with the City. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be submitted to complete your application. list items must be submitted simultaneously at the Communitv Development Building Counter and a copy of this list must be included with Your submittals. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When all required materials are submitted the city has 30 days to make a determination of completeness. If the .application is determined to be complete, processing for a decision on the application will be initiated. In .addition, please note that you have six months from the date the appiication was initiallv filed, 5/13/1996 to either re-submit the application or submit the required information. Failure to resubmit the application or. to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. LIST OF ITEMS NEEDED TO COMPLETE APPLICATION: MINOR SUBDIVISION NO. 96-01 1. Include entire ownership boundary of lot 9 on the Tentative Parcel Map 2. Show Cove Drive street dedication and frontage improvements. 3. Show Adams Street dedication and improvements. __"~___ . . . The Legal Description shown on the TPM reflects an illegal portion of lot the proposed boundary within the subdivision. 9. The correct description should read Lot 8 and Lot 9, unless an adjustment. plat has been approved. ISSUES OF CONCERN 1. 2. 3. 4. Note 6 on the TPM indicates that multiple Final Maps and Phased Grading is proposed. Please show how this is proposed or intended to work. Being a two lot subdivision, the idea of multiple final maps appears impossible. The (2) existing drainage pipes should be extended south past the sewer easement to prevent erosion. Public Access along the Lagoon will be discussed by other departments and we anticipate by the Coastal Commission. The Subdivision Map Act and local ordinances require dedication. Adams Street alignment is still under department review at this time. Additional comments from Planning Department may be forthcoming.
