The Planning Department has reviewed your Hillside Development Permit, application no. HDP 97- 12, as to its completeness for processing. The application is complete, as submitted. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. The City may, in the course of processing the application, request that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. In addition, you should also be aware that various design issues may exist. These issues must be addressed before this application can be scheduled for a hearing. The Planning Department will begin processing your application as of the date of this communication. HDP 97-12 HUBER RESIDENCE Planning: 1. Effect of off site grading on the adjacent lots. 2. The design of the driveway includes drastic slope and curves. The possibility of combining the driveway for the three adjacent lots should be explored if it may result in better access for each. Engineering: 1. Please add the following information to the plans: a. Half-width street improvements along the project frontage on Adams Street. b. A profile of the right edge and left edge of the proposed driveway which demonstrates that a vehicle will not "bottom out". c. Turning radii on the plan view of the proposed driveway which demonstrates that a vehicle is able to negotiate all turns. d. A sewer connection from the project site to the existing sewer main. Please note that this connection can only be made at an existing manhole. e. The 100-year flood elevation line. 2. Please be advised that a City Encroachment Permit is required for the proposed wall along Adams Street. 3. Please be advised that a Covenant of Easement is required for the offsite grading and for the sewer connection, as described above. 4. Please provide additional information, along with calculations or other documentation, to demonstrate that water discharging from the drainage pipes on either side of the project site will not cause erosion of the slope area beyond each outlet. 5. We suggest that the utility lines on the existing power pole in front of the project be relocated underground. Attached is a redlined check print set of the project. Please return this plan set with the corrected plans to assist us in our continued review.
