City of Carlsbad LCP Amendment 1-20014 (Tabata) Dear Chairman Wan and Commissioners: Our company is the developer for the Tabata property in Carlsbad that is the subject of the City's LCP Amendment No. 1-2001-C. The intent of the amendment is simply to bring the zoning of the property into conformance with the land use designation of the certified LCP. Both the City Planning Commission and the City Council unanimously approved the amendment. We join the City in support of your staffs recommendation to approve this LCPA as submitted. The following pages provide very brief background data and graphics to aid your review. SUITE 200 CARLSBAD, CA VXIOX City of Carlsbad Local Coastal Program Amendment No. I-2001-C (Ta bata) October 4,2001 d Background This LCP amendment will change the zoning of the "Tabata" property from Limited Control (L-C) to One-Family Residential with a 7,500 square foot minimum lot size and a Qualified Development Overlay (R-1-7500-Q). This zone designation is compatible with zoning on adjacent properties and is consistent with the site's current RLM General Plan and Local Coastal Plan land use designations. Site Data Site contains 5 acres Current LCP land use plan designation is Single-Family Residential Proposed zone density comports with certified LCP land use designation Site is vacant and is largely devoid of vegetation No steep slopes No native vegetation No ESHA Situated outside of Habitat Management Plan Core and Linkage areas Surrounded by existing or approved development Staff Recommendation Commission staff has concluded that the use, density and proposed placement of development are appropriate for the site and the surrounding area and consistent with the certified LCP land use plan.
