DescriptionlExplanation:

The proposed project is a standard residential subdivision consisting of 43 single
family and four open space lots, located on 30.9 gross acres. The proposed project location is on the northeast comer of the intersection of Aviara Parkway and Poinsettia Lane, in Local Facilities Management Plan Zone 20. The proposed
project requests a Tentative Tract Map, Hillside Development Permit, Coastal
Development Permit, and a Zone Change. The Zone Change is required to
change the underlying zoning from L-C (Limited Control) to R-1-7,500. The
minimum single family lot size is 7300 square feet in area. No residences are
proposed for the lots at this time. Approximately 45% of the project will be open
space.
