I left another voice mail message for you this morning, explaining what I was asking about, so this email will be somewhat repetitive ... sorry. If, as you say, there was no specific biological report prepared for the Redeemer site, then we don't need a copy of the 1990 Dudek general bio report. Do you know why no site-specific bio report was prepared -- was it believed that it wasn't necessary? It is somewhat unusual to have the best available biological information be 12 years old, so I'd like to be sure the vegetation mapping is still accurate on the site. Regarding steep slopes and native vegetation, I need to have something visual to show that all steep slopes (greater than 25%) and all southern maritime chapparal will be placed into the open space lot and will not be impacted by development. As I suggested on my voice mail, if the GIS people can't come up with a map to show this, maybe the preliminary tract map or subdivision proposals have a map which shows the top0 lines and \he boundaries of the proposed lots. In any case, I do need to get a map of the current development proposal. It is my understanding that the open space lot will be deeded to the City for permanent preservation of onsite habitat and steep slopes. Is there preliminary wording for this dedication, or standard language that would normally be used? I need something that clearly indicates that the other uses which would normally be allowed in the OS zone, such as recreation, trails, parks, etc., will not be allowed here. The other item I needed was a copy of the negative declaration (not a mitigated neg dec as I had originally thought, and indicated to you).
