Project Description: Amendments to the master plan, local coastal program, tentative tract map and
planned unit development permit to allow a 101 unit clustered single family
condominium development on an existing vacant pad within Aviara Planning
Area 12.
This is to advise that the City of Carlsbad has approved the above described project on January 16,1996,
and has made the following determinations regarding the above described project.

A Negative Declaration was prepared for this project pursuant to the provisions of CEQA.
Mitigation measures were not made a condition of the approval of the project.
A statement of Overriding Considerations was not adopted for this project.

This is to certify that the final negative declaration and prior environmental compliance with comments and
responses and record of project approval are available to the General Public at THE CITY OF
CARLSBAD.

Please Take Notice:
The Planning Department has determined that the environmental effects of the project
described below have already been considered in conjunction with previously certified
environmental documents and, therefore, no additional environmental review will be required and a notice of determination will be filed.
Project Title: 'd' BREZZA - AVIARA PLANNING AREA 12
Project Location: A pregraded pad on the south side of Alga Road, between Black Rail Court and Blue Heron Way in Phase I of the Aviara Master Plan. - .
Tentative tract map, planned unit development permit, and
master plan amendment to allow the development of a 107 unit,
single family clustered development within an existing vacant
residential pad in Aviara Planning Area 12.

The 26.1 acre project sit: is located along the
PROJECT DESCRIPTION: A Tentative Tract Map and Planned Unit Development to
develop 108 multi-family units (in triplex structures) a private street and two recreation
areas over a 26.1 acre site.
The City of Carlsbad has conducted an environmental review of the above described
project pursuant to the Guidelines for Implementation of the California Environmental
Quality Act and the Environmental Protection Ordinance of the City of Carlsbad. As a .
result of said review, a Mitigated Negative Declaration (declaration that the project will
not have a significant impact on the environment) is hereby issued for the subject project.
Justification for this action is on file in the Planning Department.

Planning Department, 2075 Las Palmas Drive, Carlsbad, California 92009. Comments from
the public are invited. Please submit comments in to the Planning Department
within 30 days of date of issuance.
