DRAFT

Carlsbad Unified School District

Carlsbad, CA 92008
Attention
Subject: Occidental Land, Master Plan School Sites.
Occidental Land Inc. recently meet the City's Public Facilities Policy
by dedicating 20 acres proposed for school sites. The dedication is
being developed in two parts:
a) Seven (7) acres for a portion of a Elementary School Site.
b) Thirteen (13) acres for additional Park Land.
The City obtained the 13 acres for Park Land after an agreement between
the district and the City which requires the City to obtain 13 acres
for school purposes easterly of the Occidental Hand holdings.
The City/School District agreement necessitates the use of the City's
Park Dedication Ordinance to acquire additional lands for school sites.
When the land has been dedicated to the City, the City will offer a
long-term lease on the property to the school district for school pur-
poses.
Prior to the City negotiating for the school sites, it will be
necessary for the District to forward criteria for school site
selection to the Planning Department. The criteria should include
the requirements of the State Department of Education, Bureau of School
Facilities Planning, as well as the Districts Site Selection require-
ments.

I believe the foregoing discussion represents the major part of our
agreement on the Occidental Land, Inc. Master Plan. If you have any
questions regarding this correspondence or have any points of dis-
agreement, please contact my office.
