SUBJECT: Reconsideration of Carrillo Ranch
Master Plan Case No. Mp-139
In order to resolve the problem of the parks dedication, Staff
is recommending that the Master Plan be revised by September 5 to
show the following:
1. The present Parcel G be revised to be indicated as Parcel
A the first area to be developed. Said parcel shall include
a 20 acre park site to be dedicated to the City of Carlsbad
as a part of consideration of any tentative map.
2. The next phase of development be indicated as Parcel B and
shall include the present Parcel K which shall be enlarged to
an area of 19.6 acres to be dedicated to the City of Carlsbad
as a part of the second phase of development.
3. The remaining phases of construction be indicated on the
revised map.
In addition, an agreement shall be prepared by the developer
which shall indicate as a part of the consideration of the tentative
map on the second phase of development, the City will relinquish
the ownership of the 20 acres in Parcel A in return for the enlarged
Parcel K revised. Said agreement shall include a provision which allows
the City of Carlsbad to subtract the parks requirement of each sub-
sequent phase of development, pursuant to the Parks Ordinance, from
the area in the enlarged Parcel K. If total development has not
occurred and all of the land indicated in the enlarged Parcel K has
been used up, as a part of the next phase of development, an addi-
tional park area estimated to meet subsequent subsequent development's

requirements shall be dedicated to the City of Carlsbad. This
document shall include an additional provision to cover the developer's
agreement regarding occupancy of the ranch house.
In addition, a document describing the precise proposed land
use of each parcel in the Master Plan shall be submitted to be con-
sidered as a part of the amended Master Plan*
