In ansv/er to your letter of September 10, 1^76, it is possible
by the revised P-C zone to have development approval within the
Carrillo Ranch Specific Plan area through a PUD.
The Plin must meet all ordinance requirements. A cooy of the
PUD section is enclosed for your information.
You mention your plan to submit an aoolication on September 20,
1976. If so, the application will be tentatively placed on the
October 27, 1976 Planning Commission meeting, which means if
all goes well, the application will be before the City Council
in middle to late November 1976. The timing is predicated on
the assumption that the PUD design, i.e., streets, open areas,
storage areas, lot configuration, etc., is generally acceptable
by the City, and, therefore, further design is not necessary.
To help you in this matter, our staff is available for consulta-

Re: Carrillo Ranch
Dear Don:
Thank you for meeting with us yesterday to discuss the problem
at the Carrillo Ranch. Due to the length of time necessary to
negotiate and produce the economic impact report required to
process a master plan amendment, we have decided to process
the Tentative Map of Carrillo Ranch Unit No. 1 as a PUD as is
provided in the new Planning Commission ordinance.
The processing of Carrillo Ranch will follow the following
function and time frames:
1. Submittal of Carrillo Ranch Unit No. 1 (Parcel A) with the
EIR for the entire Ranch. Carrillo Ranch Unit No. 1 will
be a PUD and as such will designate certain lots or areas
to be reserved for amenities until the master amenities of
the ranch are available, at which time they will revert to
R-l-7500 lots. This procedure will allow us to be to
City Council in 60 to 75 days for approval.
2. We will submit the Master Plan for amendment to conform to
the current planning and the new Planning Commission zone
requirements. This application will trail the Tentative
Map on Parcel A as it requires an economic impact report.
We expect to submit the Tentative Map September 20, 1976, and
hope to be at City Council either November 23 or November 30,
1976. Please advise as to acceptability of this procedure and
likelihood of meeting our required approval dates.
