My Wife, Nancy, and I own 1196 Magnolia Ave. and are preparing to begin the Lot Split process. This letter serves to address requests made for information in EIA Information Form "P-l(D)" items # 32 and # 33 under the heading "Environmental Setting"; which is part of the Tentative Parcel Map Submittal package. The project site currently consists of a predominantly level 20,570 S.F. lot with an existing I story 2,000 S.F. (approx.) single family residence which is located on the southern half of the site abutting Magnolia Avenue. A mature grove of pine trees abuts the north eastern comer of the site and another group of pine trees is situated along the front(southem) property line. The remainder of the rear yard, which is to become "Parcel 2", is barren other that some scattered fruit trees. The entire site is relatively level with a slight slope from the northeast to the southwest (see attached photos and proposed TPM). The subject site is zoned residential R-1-7500 as are the adjoining properties. The two homes to the west (4,000+ s.f. ea.) were developed in 2007 and are situated approximately 18"-36" lower than the subject site. The property to the north is vacant land and drains to the north. The two properties to the east are situated at a higher elevation than the subject site and drain to the south (street). The northeastern neighbor's home was completed in the last few months and is situated 3' above the subject property.
