All public improvements shall be made in conformity with City
Standards, to the satisfaction of the City Engine~r, without,

Prior to any construction, the applicant shall submit plans
to the appropriate entity providing domestic water to the
proposgd development, for its approval of the location, type
and ad~quacy of water lines.
Prior to any construction, the applicant shall obtain approval
~ from the City Fire Department of the location and size of

The applicant shall install all required fire hydrants and
dry-stand pipes prior to framing construction, and ,.said fire

Street trees, as required by the City, shall be installed by the
applicant at applicant's expense. Trees shall be of a type

specifications. If removal of any existing trees is required

Prior to final building inspection clearance, all landscap-,
ing and irrigation systems shall be installed or adequate
bonding accepted. Said landscaping shall be maintained in
a manner acceptable to the Planning Director~

equalized assessment roll on file in the office of the Assessor
of San Diego County, 1600 Pacific Highway, Room 103, San Diego,

9. Disclosure Statement.
10. A written statement by the City Engineer that he finds there
is adequate sewer capacity available for the proposed use
at the site or'that he finds that the proposed use and site
can be adequately servea by alternative City approved on-
site sewe~ system. ' Applicant, please note, this determination
must be done prior'tosubmitting application and it may
require preparation on your part to provide sufficient evidence
to the City Engineer. ~t is suggested you make early contact
"with the Engineering Department for such determination.
II,. For 'residential developments only a guarantee is required that
school facilities w'ill be available at time of need. It the
project is located' in the San Dieguito ,High Scbool, Encinitas
Elementary, or San Marcos Unified School District, 'the;:,City
will contact the district to arrange the meeting of this require-

If, however, the project is within the Carlsbad Unified School
District, it is the responsibility of the applicant to make
arrangements for the: guarantee·of school facilities. This
agreement must be submitted prior to acceptance of application.
13) Drafting of Specific' Pl'an:
1. Sheets to be 24" x 36" with III border (Standard liD" size)
2. Scale to indicate: In == 80' is generally sufficient, however,
the scale is to be appropriate for sheet size; but in no case
smaller than III = 100'. If project is' too large for reconunended
scale, additional sheets will be necessary; and a reduced composit
of the plan be submitted on a 29" x 3611 reproducible.
3. North arrow oriented to top or left side of sheet.
4. Lettering must be legible. It is preferred that it be shown by
mechanical means, in ink, and heavy upper case. .

Planning Commission Calendar: The Planning Commission adopts
an annual·calendar that indicates application closing dates,
staff review dates, staff report completion dates, and Pl~n~ ~.'
ning Commission hearing dates. You may acquire this calendar
at the Planning Department.
Staff Review: On the date as indicated on the Planning Commission
Calendar, City Staff conducts a review meeting on all items on .
the Planning Commission agenda. The applicant is invited to
attend and to explain the project and respond to staff prejiminary
recommendations.' Upon.completion of this review, Staff will rre-
pare final staff recommendations to be submitted to the Planning
Commission. The final report·wit~ recommendations will be
available at the Planning Department five days prior to the
Plinning Commissi6n .hearing (Friday ~ft?rnoon prio~ to the
Planning ,Commission meeting date) •.
Hearing: The Planning Commission meets every 2nd -and 4th
\~ednesday of the month at 7:30 p.,m. or as ind.icated"on the

and forward to City Councilor make final action.
Appeals: Final action by Planning' Commission may be appealed
