DISCUSSION OF ENVIRONMENTAL EVALUATION The proposed project consists of approximately 300 cubic yards of cut and 200 cubic yards of fill for the construction of a single family dwelling. The proposed project is harmonious with the surrounding neighborhood and will not have a significant impact on the environment. The proposed project is an inf ill project and will not significantly affect any plant or animal life at the site. Previous development in the area would have already disturbed the habitat. The project is in- conformance with the General Plan and zoning designations for the site and will not significantly impact traffic or housing. All public facilities needed for the site are available and have been accounted for in the Local Facilities Management Plan Zone 1. - .- - - -7- • DISCUSSION OF ENVIRONMENTAL EVALUATION (Continued) In summary, it appears that the proposed project will not have a significant impact on the environment, and staff feels comfortable in issuing a Negative Declaration. - -8- IV. DETERMINATION (To Be Completed By The Planning Department) On the basis of this initial evaluation: I find the proposed project COULD NOT have a significant effect on the environment, and a NEGATIVE DECLARATION will be prepared. I find that although the proposed project could have a significant effect on the environment, there will not be a significant effect in this case because the mitigation measures described on an attached sheet have been added to the project.
