The proposed project is harmonious with the surrounding neighborhood of single family residences and will not have a significant impact on the environment,. The subject property is somewhat constrained by steep slopes and the 3,S00 cubic yards of grading will allow for the placement of a 4,200 square foot single family residence, driveway, pool and patio. The site is surrounded by development which would have already disturbed any plant or animal life at this location. The site is located in LFX 2one 6, and the approved LFMP for 2one 6 has guaranteed the adequacy of public facilities for proposed development within the zone. -7- 0 0 IV. DETERMINATION (To Be Completed By The Planning Department) on the basis of this initial evaluation: X —I find the proposed project COULD NOT have a significant effect on the environment, and a NEGATIVE DECLARATION will be prepared. —I find that although the proposed project could have~:a significant effect on the environment, there, will not be a significant effect in this casebecause the mitigation measures described on an attached sheet have been added to the project. A Conditional Negative Declaration will be proposed. —1find the proposed. project MAY have asignific-ant effect on the environment, and an ENVIRONMENTAL IMPACT REPORT is requi , red.
