MEMORANDUM

SUBJECT: SECOND REVIEW OF CRC LOT 23, PIP 00-05
The Engineering Department has completed a review of the above subject. We have
reviewed the application against our 1'' review comments. From our review of the revised
submittal the following are a list of remaining issues the applicant must address prior to
Engineering staff making a final determination:

On the site plan, revise the design so the most southerly proposed driveway
aligns with the existing driveway across the site. It is our understanding the
applicant was informed in September 2000 pursuant to a preliminary review (PRE
00-62) that the site was approved with only one (1) access point per the original
tentative map. However, Engineering staff will support the proposal of two access
points on this lot if the proposed d,riveways are in alignment with existing
driveways across the street, and minimum driveway spacing requirements are
maintained with existing adjacent ones.
On the conceptual grading plan, identify why drainage from lot 24 appears to be
routed to lot 23 near the southwest corner via a new storm drain. Storm water in
this location historically drained to Dryden Place via an existing 18-inch RCP.
Please clarify why drainage is being changed.
On the conceptual grading plan, revise the location of the irrigation service so that
it is located along Dryden Place right-of-way. This will allow for a "switch-over"
once recycled water lines are installed in this area.
The preparation of a Hydrology/Hydraulics report will be included as a condition of
approval for the PIP per your request.
On the conceptual grading plan, include the approximate quantities of anticipated
remedial earthwork (refer to soils report).
On the conceptual grading plan, revise the legend to identify the proposed public
water main and irrigation service.
Add a note to the preliminary grading plans stating "This project will include
minimum IO-foot vertical curves on all driveway approaches to Dryden Place to
soften grade breaks".
Provide 5-feet offsets at parking lot corners to allow for vehicles to back up as
shown on the site plan.

9. Provide a 32-feet minimum width drive aisle adjacent to loading areas as shown
on the site plan.
IO. On the site plan, add EDU’s (sewer), GPM (potable), and GPM (recycled)
generated or required by the project. There is sufficient project data (R&D,
manufacturing, warehouse) to estimate these figures.
11. Address minor redline comments as noted on the returned site plan and
conceptual grading plan.
12. A redlined check print is enclosed for the applicants use in making the requested
revisions. This check print must be returned with the plan revisions to
facilitate continued staff review.
