Dear Mr. Holzmiller;
Please find attached revised submittals for the above referenced project. We believe that we have
address the issues of concern noted in your letter of January 8,2001. Our responses are noted below and
are keyed to the item numbers in your letter.

We have revised the site plan and landscape plan to provide islands between parking spaces, islands
between ends of parking spaces, and additional “tree wells” at no more than 4 spaces apart. We
believe that this meets the spirit of the policy for planters in parking areas based on our discussions
with the staff planner and the City landscape architect.
Please see the landscape plan (sheet L. 1)for parking lot tree summations.
We have added a delineated indoor employee eating area on the site plan (sheet 1).
As discussed, the issue of the CNEL contour is a policy and zoning issue that is being resolved on a
separate track from our drawings and submittals.
Engineering
1. Our civil engineer has discussed the project with the Fire Marshall and has provided a preliminary
layout of hydrants based on that discussion as shown on sheet C- 1.
2. Earthwork quantities are shown on sheet C-1 .

A typical street section for Dryden Place is shown on sheet C-1 .
Easements are noted on the site plan (sheet 1) as a note key.
Driveway (intersection) spacing is shown on the site plan (sheet 1).
A copy of a geotechnical report by Geotechnics Incorporated dated August 22,2000 is attached. Our
understanding is that remedial earthwork will be limited to the area of the foundations and will not
exceed fairly typical removal and recompaction of existing materials.
We request that the hydrology report be made a condition of the P.I.P. to be submitted and approved
prior to issuance of grading and building permits.
Existing elements are shown half tone and proposed elements are shown full density. See also the
legend on sheet C-1 .
The PIP notation has been moved as requested.
10. The topography 50 feet north of the property is shown on sheet C-1 .

12. Driveway slopes are shown on sheet C-1 .
13. Detailed driveway elevations, including vertical curves, will be prepared and submitted as part of the
grading and building plan applications. We request that review and approval of these items be
deferred to the grading permit and building permit plancheck.
14. We have revised the site plan (sheet 1) to show 5’ offsets at the corner parking areas.
15. A 32’ foot loading area is shown on the site plan (sheet 1).
16. Truck turning radii are shown from the driveways to Dryden Place. The radii make a minimal
encroachment over the street centerline. Since Dryden Place is a cul-de-sac with minimal traffk and
serves industrial uses, we believe that the truck radii shown are acceptable.
17. The waterline is looped as shown on sheet C-1 .

23. Earthwork totals are shown on sheet C-1 . We request that EDU and GPM quantities be shown on the
grading and building permit applications and that review and approval of these items be deferred to
the grading permit and building permit plancheck.
24. The water and irrigation services have been located to the rear of the site.
