The Planning Department has reviewed your, application no. 02-05, as to its completeness for processing. The items requested from you earlier to make your Planned Industrial Permit, application no. 02-05 complete have been received and reviewed by the Planning Department. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now considered complete, there may be issues that could be discovered during project review and/or environmental review. Please find attached a list of issues that must be addressed. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise, supplement the basic information required for the application. PIP 02-05 ISSUES OF CONCERN Planning: 1. Please provide the wall heights (TW/BW) of the screen walls proposed adjacent to Buildings A and D. 2. Please revise the extent of the stripping for the service aisles where the driveway width (24 feet) interferes with the service aisle. (At the north and south ends of Bldg B and the north end of Bldg C) The project will be conditioned to strip the shared service area (loading) and the extents should be shown correctly on the plan. Engineering: 1. The letter from Geocon Incorporated addressing the required distance between the building foundation and drainage swale indicates that there must be a horizontal distance of 7 feet yet only 3 feet is provided. Please revise plans accordingly. In addition, the letter should specify whether the drainage swale is an earth drainage swale or a concrete brow ditch. 2. On the grading plan, add a note next to the notes to the Type ‘F’ .Catch Basin Inlets stating that Flo-Guard or equivalent filters will be installed. In addition, provide a detail showing the filter’s configuration inside the catch basin. It appears that the filters will interfere with the first step on the inlet. The depth of the existing drain is approximately 12 feet and this catch basin must be equipped with steps since the catch basin is deeper than 4 feet. In addition, the depth of the pipe according to the improvement plans on file at the City is approximately 12 feet, not 9 feet as shown. Please correct. 3. Locate the concrete brow ditches within the parking lot at the end of the stalls against the curb. In addition, the ditch located near the west property line appears to terminate at the curb and there is no mentioning of an opening at the curb. How will water drain at this location?
