This Planned Industrial Permit Application supercedes the previuosly submitted
application # PIP 99-01, and follows Preliminary Project Review # PRE 02-44,
conducted by the City of Carlsbad on September 24, 2002.

The proposed project is a multi-tenant manufacturing / office/ professional
development located on Lot 7 within the Carlsbad Oaks Business Center, on
West Loker Avenue. The property is zoned PM and is subject to the standards of
the Carlsbad Airport Business Center Specific Plan (SP-200(A)). The proposed
project will comply with all zoning and development requirements of the City of
Carlsbad for properties within the PM zone and the Specific Plan. Construction
on the 3.39 acre site is proposed to be completed in one phase and will consist
of four one-story buildings totaling 51,509 square feet with surface parking for
155 cars and at-grade truck loading facilities. Uses of the buildings and their
respective automobile parking requirements will be limited by a deed restriction,
which will be filed with the City of Carlsbad by the Owner (see the table below).
The buildings will be constructed of tilt-up concrete panels with a painted finish,
and accented with tinted glass and aluminum storefront framing at selected
building elevations. Architectural features of the buildings are designed to
continue from one building to another, for a unifying appearance. The buildings
are arranged on the site so that the parking and loading areas are screened from
Loker Avenue West. The development proposes a subdivision of 4 separate lots
for each building, and one common lot for parking and access. Filing of a minor
subdivision map will be done by the Owner. One curb cut from Loker Avenue
West is proposed as part of this project.

surrounding area and against any applicable guidelines or plans. Building elevations or

Focus is on interpreting any aspects of the zoning ordinance.

Engineering Departments prior to a formal application submittal.

WHEN and WHERE to submit:
Your application may be submitted at the Planning Department counter at 1635 Faraday Avenue, from 7:30
a.m. to 4:30 p.m. Monday through Thursday or 8:OO a.m. to 4:30 p.m. on Friday.
HOW your application is processed:
Afier a submittal is made, a staff planner and staff engineer will be assigned to take your project to their
respective staff meetings for preliminary review. You may make a brief presentation prior to the staff meeting
to discuss your project with your staff planner and engineer. If you indicate this on the application form you
will be contacted to set up a meeting time. We will do our best to establish a time convenient to you, but

Written responses to your submittal will be mailed following the staff meeting review and should be received
by you within thirty days after the review date. A copy of your project will be kept on file in the Planning
Department.
The Dreliminarv review does not represent an in-depth analysis of your Droiect. The comDleteness and
accuracy of your submittals will dictate the quality of your Droiect's Dreliminaw review. Additional issues of
concern may be raised after your amlication is formally submitted and Drocessed for a more SDecific and
detailed review.
