HomeMy WebLinkAboutPIP 02-05; Canyon Ridge Business Park; Planned Industrial Permit (PIP) (8)TO: Greg Fisher, Assistant Planner FROM: David Rick, Assistant Engineer DATE: December 30,2002 PIP 02-05 CANYON RIDGE BUSINESS PARK COMPLETENESS & ISSUES REVIEW Engineering Department staff has completed a review of the above-referenced project for application completeness. The application and plans submitted for this proposed project are currently incomplete and unsuitable for further review due to the following incomplete items: 1. A Storm Water Pollution Prevention Plan (SWPPP) completed by a registered civil engineer. Include post construction pollutants and BMP measures in the report. 2. On the site plan or conceptual grading plan: a. Add ADT as indicated per the Memo from Urban Systems Associates, Inc; b. Include the handicap access area pattern on the legend; c. Include a street cross section of Loker Ave; d. Show double detector check valves for fire sprinkler connections. The valves are to be located outside the public easement; e. Identify what the lines located on Lot 8 adjacent to the subject lot represent. They appear to delineate an easement. Also, outline the easement for the water line on this property as well. f. Locate the SDG&E Easement identified under No. 5 of Schedule B of the Preliminary Title Report. The following issues need to be resolved prior to resubmittal: 1. Loop the water lines between the two hydrants located by Building 6. 2. On the Conceptual Grading Plan, relabel the “Proposed Sewer and Water Easement” to “Proposed Public Utility and Access Easement” and clearly distinguish the boundaries between the “Proposed Public Utility and Access Easement“ and the “Proposed Water Easement”. Also, call out the width of the easement. The Public Utility and Access Easement shall be a minimum 30 feet in width. 3. Label the horizontal distance between the proposed sewer main and water main. They shall be separated by a minimum of 10 feet. 4. Include invert elevations and top of manhole elevations at each proposed sewer 5. 6. 7. a. 9. 10. 11. manhole. Indicate the size of the sewer main in Loker Avenue. Center the waterline located north of building B and C within the 20-foot water easement. Drainage across A.C. must be at a minimum grade of 1%. At the north end of the property, the grades are less than 1%. Locate the ribbon gutters so that they are at the front end of the parking stalls. Provide a cross section of the retaining wall located along the easterly property line. Show temporary back cut and location of footings in relation to the property line. If excavation across the abutting property is necessary, then authorization from the abutting property owner will be required. In the soils report, have the engineer specify the recommended distance and grade between the building footings and earth swale. It appears that the distance is substandard next to building D. Provide hydrology calculations to demonstrate that the existing public storm drain located on Lot 8 is sized to accept the additional drainage.
