Urban Systems is of the opinion that a traffic study for your project should not be needed for the following reasons: Q The total vehicle trip generation for the four buildings of 51,509 square foot is expected to be less than the 500 vehicles per day or 200 peak hour vehicle trip threshold used by Carlsbad for determining the need for a traffic study. The project is within the P-M Planned Industrial zone which restricts the types of businesses and professional offices so that they are not retail in nature, do not cater to the general public, and do not generate walk-in or drive-in traffic. The vehicle trip generation rate for the P-M Planned Industrial zone typically used in the City of Carlsbad is the SANDAG traffic generation rate for Industrial Park (No Commercial Uses") at eight trips per thousand squre feet. As shown in the table below, the project traffic is expected to be only 412 average daily vehicle trips, with 46 occurring in the AM peak hour and 50 in the PM peak hour.
