The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 86-1 (A), as to its completeness for processing. The application is incomplete. Attached are two lists. The first list is information which must be submitted to complete your application. All list items must be submitted simultaneouslv at the Communilv Development Building counter, and to the attention of Erin Letsch. A copy of .' this list must he included with your submittal. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When all required materials have been submitted as outlined above, the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initiallv filed, December 15, 1989, to either re-submit the application or submit the required information. failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. Vicinity map showing major cross streets. Date of preparation/revisions. All facilities labeled as "existing" or p"pposed". Approximate location of existing and proposed buildings and permanent structures on site and within 100 feet of site. Distance between buildings andlor structures. Building set backs (front, side and rear). Location, height and materials of walls and fences. Location of free standing signs. The name, location, width of all streets within and adjacent to the proposed project. Show street grades and centerline radii. Include medians and adjacent driveway locations. Typical street cross sections for all adjacent and streets within project. Width, location, and use of all existing andlor proposed public or private easements. Public and private streets and utilities clearly identified. Show distance between all intersections and medium and high use driveways within 300 feet of project. Clearly show parking stall and isle dimensions and truck turning radii for all parking areas. Show all existing and proposed street lights and utilities (sewer, water, major gas and fuel lines, major electric and telephone facilities) within and adjacent to the project. Earthwork volumes; cut, fill, import and export. Spot elevations at the corners of each pad. Method of draining each lot. Location, width and/or size of all watercourses and drainage facilities within and adjacent to the proposed subdivision show location approximate size and any proposed detentionlretention basins. r' I LIST OF ITEMS NEEDED TO COMPLETE APPLICATION - ENGINEERING - (CONTINUED): 20. For projects with an average daily traffic (ADT) generation rate greater than 500 vehicles per day: Two (2) copies of a Circulation Impact Analysis for the project. The analysis must be prepared by an appropriate registered Engineer. The analysis must be prepared by an appropriate registered Engineer. The analysis must show project impacts to all intersections and road segments identified as impacted within the included Local Facilities Management Plan. The following should be included with the study: a) 8 1/2" x 11" or 8 1/2" x 14" plats showing zone impacted roads, background and project AM and PM peak hour impacts and traffic distribution. b) Project traffic generation rates. c) Necessary calculations and or analysis to determine intersection d) Any proposed mitigation requirements to maintain the public facility .. and road segment levels of service. standards. ISSUES OF CONCERN PLANNING: 1. Application will be considered as an amendment to existing PIP 86-1. As such, the unbuilt Phase I/ portion of PIP 86-1 shall be subject to current standards of the P-M Zone. This may necessitate a major redesign of Phase 11. 2. Identify employee eating areas for Phase I and 11. 3. Enhanced landscaping for parking areas will be required. 4. Loading areas cannot be considered as "extra" parking spaces. ENGINEERING: 1. Need to show precise plan of existing and proposed uses and improvements. 2. Need to address total ADT and circulation of site (including queueing and access). An on site traffic report is recommended. 3. Refer to multi-tenant loading zone policy (attached). 4. Show difference between existing approval PIP and proposed changes.
