HomeMy WebLinkAboutPIP 86-02; Canyon Pacific; Planned Industrial Permit (PIP) (4)March 3, 1987 TO : Assistant Planning Director FROM: City Attorney ADMINISTRATIVE POLICY NO. 14 (INDUSTRIAL PARKING) Thank you for your memorandum attaching the proposed declaration of parking restrictions for the Canyon Pacific Development (PIP 86-2) which I have reviewed. The proposed declaration of parking restrictions is legally acceptable. It, however, will require your department to calculate the required parking each time an internal change is made in the mix of uses allowed. If possible, I believe it would be preferable to state what the initial mix of uses is, what the required number of parking spaces are, and that any changes in the internal mix of uses shall not exceed the limits set forth in Administrative Policy No. 14. In no event may the off ice area exceed 90,500 square feet (364 spaces times 250 square foot per space) . There should be a reference in the proposed agreement to Chapter 21.44 setting forth the off-street parking requirements. In addition, I believe the parking ordinance should be amended delegating the authority to the Planning Director allowing him to require and approve the recording of agreements such as the one you have forwarded. I will be happy to assist you in that regard . In the meantime, should you have any questions regarding the above, please do not hesitate to contact me. RONALD R. BALL Assistant City Attorney rmh
