Parkins Area: In conformance with the Specific Plan for this industrial park and the Parking Ordinance of the City of Carlsbad, landscaping is required in the parking area. This can be accomplished by making some of the parking stalls indicated on the. plan into landscaping peninsulas. Please note the requirement is for 10% of the parking area to be landscaped, exclusive of perimeter setback areas. EmPlovee Eatina Area In accordance with the Specific Plan and the PM Zone Ordinance, an outside employee eating area must be provided. Architectural Detailinq In accordance with ,the Specific Plan, architectural relief is required to avoid a plain tilt-up form, on lots abutting Palomar Airport Road. Landscape Plan Four copies of a final landscape and irrigation plan shall be submitted to the Planning Department as specified in the City's Landscape Guidelines. To conform to the conditions of the Specific Plan and City of Carlsbad's Landscaping Standards, the following modifications should be made to the landscaping as shown on the conceptual plan: , L Page 2 a) 10% of the parking area must be landscaped. b) Existing landscaping on Loker Avenue should be shown, and additional planting should include shrub groupings for variety and interest. c) The area on the southeast portion of the site, which will be used for storage, requires heavy screening. Indicate existing planting on the slope and additional 15 gallon trees to provide this screening. When revisions are received to bring this project into conformance with the Specific Plan and code requirements, we will expedite approval of the plans.
