PIP 88-11, complete have been received and reviewed by the Planning Department. It has been determined that the application is now complete for processing. Although the initial processing of your application may have already begun, the technical acceptance date is acknowledged by the date of this communication. Please note that although the application is now conside'red complete, there may be issues that could be discovered during project review and/or environmental review. Any issues should be resolved prior to scheduling the project for public hearing. In addition, the City may request, in the course of processing the application, that you clarify, amplify, correct, or otherwise supplement the information required for this application. Attached to this letter is a list of issues of concern which have been identified during initial processing. Also attached is a checkprint from the Engineering review of your latest submittal. The Planning Department will begin processing your application, as of the date of this communication. The landscape p project pl anner. lans, as submitted, may need to be clarified. Contact 2. Note that the elevation plans do not reflect the 6' sinking of the building footprint. Staff may require revised elevation exhibits. 3. Need colored elevations submitted. 4. The proposed project lies within the Airport Influence Area. While meeting City standards, the project must also be determined to be compatible with the McClell an-Palomar Airport Comprehensive Land Use P1 an by SANDAG and the FAA. Part of the processing of the PIP will include a review of the proposed project by these agencies. ENGINEERING: 1. All driveway aisles must have a minimum width of 24'. 21' 6" wide aisles are not acceptable. New exhibits must be submitted showing all aisles with a 24' minimum width. 2. Concrete swales between parking lot aisles are discouraged. Tipped sections with concrete curb and gutters are preferred. 3. Storm drain drainage easement issue. See checkprint for details.
