The P1 anni ng Department has reviewed your P1 anned Industrial Permit, appl ication no. PIP 89-3, as to its compl'eteness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be provided to complete your application. The second 1 i st is issues of concern to staff. To help speed processing of the application, it is suggested that each item on the lists be rectified or addressed in a letter to your staff planner. You should be aware that no processing of your application can occur until the application is determined to be compl ete. ISSUES OF CONCERN PLANNING: As the application is incomplete, the following 1 ist of issues of concern is not complete. The following issues were identified during the initial review: 1. Topographic information on the site plan is unclear - street elevations are needed. 2. All parking appears to be overhang; some spaces are substandard. 3. Need a detailed blow up of the employee eating area to confirm its size and qual i ty . 4. Parking lot landscaping must meet SP-200 requirements including a 1:5 tree to parking space ratio. ENGINEERING: 1. Need to provide and show truck circulation (407D) 60 ft. radii and access to your truck loading docks. They don’t work as proposed. 2. Need to eliminate the five parking stalls adjacent to your most easterly grade level loading door, would need to provide 24 ft. clear back-up, or eliminate the loading door. 3. Concrete drainage swales between parking lot aisles are discouraged. Tipped sections with concrete curb and gutters are preferred.
