MEMORANDUM

PROJECT REPORT AND CONDITIONS FOR DAVIDSON AND JONES PIP 89-03
The Engineering Department has completed its review of the subject project and hereby
recommends approval subject to the following conditions:

Pretreatment of the sanitary sewer discharge from this project may be required. In addition
to the requirements for a sewer connection permit the developer shall conform to the
requirements of Chapter 13.16 of the Carlsbad Municipal Code. The developer shall apply
for an industrial waste discharge permit concurrently with the building permit for this
project. No Certificates of Occupancy for the project will be issued before the industrial
waste discharge permit application requirements have been met, and the permit issued.
Prior to hauling dirt or construction materials to any proposed construction site within this
project the developer shall submit to and receive approval form the City Engineer for the
proposed haul route. The developer shall comply with all conditions and requirements the
City Engineer may impose with regards to the hauling operation.
Additional drainage easements and drainage structures shall be provided or installed as may
be required by the City Engineer.
Unless a standard variance has been issued, no variance from City Standards is authorized
by virtue of approval of this site plan.
The developer shall comply with all the rules, regulations and design requirements of the
respective sewer and water agencies regarding services to the project.
The developer shall be responsible for coordination with S.D.G.&E., Pacific Telephone, and
Cable TV authorities.
Custom Condition:
1. This project has been reviewed for conformance with the grading ordinance and found to
be a project for which a grading permit is required . Prior to any building permits being
issued on the site a grading plan in conformance with City Standards and Section 11.06 of
the Carlsbad Municipal Code must be submitted, approved and grading work must be
completed to the satisfaction of the City Engineer. All slopes within this project shall be
graded no steeper than two horizontal to one vertical unless specifically approved otherwise
pursuant to these conditions.

2. An additional onsite fire hydrant is required for this project. The developer shall prepare
water system improvement plans and a public water easement to the satisfaction of the City
Engineer and the Water District Engineer prior to the issuance of a building permit for the
project. Appropriate plan check fees shall be paid and securities posted.
