HomeMy WebLinkAboutPIP 89-04; Davison-Jones Development Lots 37B & 37C; Planned Industrial Permit (PIP) (3)MEMORANDUM June 6, 1989 TO: PLANNING DEPARTMENT FROM: ENGINEERING DEPARTMENT, LAND USE REVIEW DIVISION PROJECT REPORT AND CONDITIONS FOR BANZUELO P.I.P. 89-04 The Engineering Department has completed its review of the project and hereby recommend approval subject to the following conditions: 1. Pretreatment of the sanitary sewer discharge from this project may be required. In to the requirements of Chapter 13.16 of the Carlsbad Municipal Code. The developer shall apply for an industrial waste water discharge permit concurrently with the building . permit for this project. No Certificates of Occupancy for the project will be issued before the industrial waste discharge permit application requirements have been met, all applicable fees paid and permit issued. This project has been reviewed for conformancy with the grading ordinance and found to be a project for which a grading permit is required. Prior to any building permits being issued for the site a grading plan in conformance with City Standards and Section 11.06 of the Carlsbad Municipal Code must be submitted, approved and grading work must be completed to the satisfaction of the City Engineer. All slopes within this project shall be graded no steeper than two horizontal to one vertical unless specifically approved otherwise pursuant to these conditions. 3. Prior to hauling dirt or construction materials to any proposed construction site within this project the developer shall submit to and receive approval form the City Engineer for the proposed haul route. The developer shall comply with all conditions and requirements the City Engineer may impose with regards to the hauling operation. (#\'> 4. Additional drainage easements and drainage structures shall be provided or installed as may be required by the City Engineer. 5. The owner of the subject property shall execute a hold harmless agreement regarding drainage across the adjacent property prior to approval of any grading or building permit for this project. An additional onsite fire hydrant is required for this project. The developer shall prepare water system improvment plans and a public water easement to the satisfaction of the City Engineer and the Water District Engineer prior to the issuance of a building permit for the project.
