The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 89-5, as to its completeness for processing. The application is incomplete, as submitted. Attached are two lists. The first list is information which must be provided to complete your application. The second list is issues of concern to staff. To help speed processing of the application, it is suggested that each item on the lists be rectified or addressed in a letter to your staff planner.' You should be aware that no processing of your application can occur until the application is determined to be complete. Five (5) building elevations and floor plans (24gtx36gg folded to 8 1/2gtxllgg) and roof plans showing screening of roof equipment. 2. Colored elevation plan. Attached is a copy of the PIP application with a check list of required submittals. ENGINEERING: 1. Need to show name, address of applicant, and owner. 2. Need to call out record information on all existing easements. 3. Need to show all existing driveways adjacent and across the street. 4. Need to show existing curbs, gutters, sidewalks, and existing pavement widths. 5. Need to show a typical street section for Cosmos Court. 6. Need to show existing utilities (water, sewer mains, laterals, existing and proposed. 7. Need to dimension all of your on-site aisles. ISSUES OF CONCERN PLANNING: 1. Your proposed site layout does not completely comply with the site plan approved with CT 80-47/PUD-28, however, staff is willing to work with you on the Planned Industrial Permit rather than amend CT 80-47/PUD-28. ENGINEERING: 1. Your proposed site layout does & comply with the site plan approved with PUD-28 (CT 80-47). 2. Your proposed on-site required truck access to your loading docks and to the trash dumpster does work. 3. An 8 ft. wide bench will be required where you are proposing the D-75 drainage ditches adjacent to your building at the toe of the existing 1/2:1 slopes. 4. Concrete drainage swales between parking lot aisles are discourased. Tipped sections with concrete curbs and gutters are preferred.
