The Planning Department has reviewed your Planned Industrial Permit Amendment, application no. PIP 89-5(B), as to its completeness for processing. The application is incomplete. Attached are two lists. The first list is information which must be submitted to complete your application. All list items must be submitted simultaneousslv at the Communitv Development Buildinn counter. and to the attention of Exin Letsch A CODV of this list must be included with vow submittal. No processing of your application can occur until the application is determined to be complete. The second list is issues of concern to staff. When all required materials have been submitted as outlined above, the City has 30 days to make a determination of completeness. If the application is determined to be complete, processing for a decision on the application will be initiated. In addition, please note that you have six months from the date the application was initially filed, November 6, 1990, to either re-submit the application or submit the required information. Failure to resubmit the application or to submit the materials necessary to determine your application complete shall be deemed to constitute withdrawal of the application. If an application is withdrawn or deemed withdrawn, a new application must be submitted. PIP 89-5CB) - AXIOM PROPERTIES PLANNING: 1. Environmental Impact Assessment Form Part I. 2. Employee eating area separate exhibit (the colored elevation of the southside of the building does not appear to match the site plan in the area of the employee eating area.) The exhibit should show landscaping and amenities. 3. The Landscape Plan legend should indicate the total numbers of each of the tree/shrub types. It should also include the scale of the drawing. 4. Elevations should include heights. ISSUES OF CONCERN PLANNING: 1. The landscaping on the site should include the following suggestions: * Colored plantings at the site entry and building entry areas. * Additional shrubs along the west side. * Plant screening of the parking areas. * Vines for the trash enclosure. 1. Show a new water easement needed for fire hydrant relocation. Also, show existing easement to be quitclaimed prior to issuing building permit. Show the waterlines connecting these fire hydrants. 2. Revise drainage out from the loading bay. 3. Revise drainage on northerly section of parking lot to avoid a swale and need for a ribbon 4. Show adjacent structures. 5. Show cross sections of building interface with the slope on the easterly side of the project. 6. Label the fire lane easement at the top of the easterly slope. 7. You will need a driveway profile. If grade exceeds 15% between vertical curves. a request gutter. for variance from policy will be needed. In meeting with Mr. Dimitries Shaidaee on November 20, 1990 the issues concerning drainage, driveway and cross sections were discussed. Mr. Shaidaee indicated that he was preparing a site plan that would address these issues. * Also attached is a redlined check print of the site plan. This plan is given to you for corrections and changes as noted. Please return the redlined print with the corrected site plan to assist us in our continued review.
