PROJECT SUMMARY SHEET THE PROPOSED PROJECT IS A TWO STORY (GROUND FLOOR AND MEZZANINE FLOOR) INDUSTRIAL/WAREHOUSE BUILDING. THE BUILDING IS 26,475 SF OF AREA. THE GROUND FLOOR IS 23,595 SF AND THE MEZZANINE FLOOR IS 2,080 SF. THE BUILDING WILL BE LOCATED ON THE NORTH PORTION OF THE 12.9 ACRE SITE. THERE IS AN EXISTING 1 STORY 154,400 SF BUILDING ON THE SOUTH PORTION OF THE SITE. THE NEW CONCRETE TILT UP BUILDING IS A SLAB ON GRADE BUILDING WITH AN EXTERIOR WALL HEIGHT THAT VARIES FROM 22' 0" TO 30' 0". THE BUILDING IS DESIGNED AS EITHER A MULTI TENANT OR SINGLE TENANT BUILDING AND FEATURES A SANDBLASTED CONCRETE, NATURAL COLOR FINISH, WITH A DARK COLORED WAINSCOT BASE. THE SPECIAL DESIGN ELEMENTS OF THIS BUILDING ARE THE ENTRY ARBORS AND THE SLOPING BUILDING WALLS. THE ARBORS, MADE FROM A PLASTIC COATED WIRE MESH, SOFTEN THE BUILDING APPEARANCE AND ADD NATURAL VEGETATION TO THE BUILDING FACADE. THE SLOPING WALL PARAPETS GIVE THE BUILDING A SENSE OF DIRECTION AND IDENTITY. THE PROJECT USE WILL BE SIMILAR TO THAT OF THE FLORAL TRADE CENTER BUILDING THAT CURRENTLY EXISTS. IT IS ANTICIPATED THAT THE BUILDING WILL OPERATE DURING NORMAL BUSINESS HOURS. THE SANDAG TRAFFIC GENERATION RATES INDICATE THIS TYPE OF BUILDING WILL HAVE 172 ADT'S WITH AN OFFICE AREA THAT IS 10% OF THE TOTAL FLOOR AREA. THE ENTRANCES TO THE BUILDING WILL BE ON THE EAST, SOUTH, AND WEST SIDES OF THE BUILDING WITH THE PRIMARY ENTRANCES LOCATED ON THE SOUTH SIDE OF THE BUILDING FACING THE EXISTING FLORAL TRADE CENTER. THE NORTH SIDE OF THE BUILDING WILL BE THE SERVICE SIDE. THE ROLL UP DOORS AND TRUCK LOADING AREAS WILL BE ON THIS SIDE OF THE BUILDING. THE ROOF MOUNTED MECHANICAL EQUIPMENT IS HOUSED WITHIN A SLOPING METAL SCREEN THAT RECALLS THE COLOR AND MATERIAL OF THE ADJACENT FLORAL TRADE CENTER FASCIA. THE PROJECT WOULD ALSO FEATURE A ENTRY/MONUMENT SIGN THAT WOULD BE SIMILAR IN APPEARANCE TO THE ENTRY ARBORS AND SERVE BOTH THE EXISTING FLORAL TRADE CENTER AND THE NEW BUILDING. A CENTRALIZED EMPLOYEE EATING AREA OF APPROXIMATELY 9,500 SF IS LOCATED IN A LANDSCAPED AREA AT THE NORTHWEST CORNER OF THE SITE.
