SUBJECT: PIP 89-8(A) - Floral Trade Center
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Industrial Permit Amendment, application no. PIP
89-8(A), as to its completeness for processing.
The application is incomplete. Attached are two lists. The first list is information which
must be submitted to complete your application. All list items must be submitted
simultaneouslv at the Communitv Develonment Building counter, and to the
attention of Erin Letsch. A conv of this list must be included with your submittal. No processing of your application can occur until the application is determined to be
complete. The second list is issues of concern to staff. When all required materials
have been submitted as outlined above, the City has 30 days to make a determination
of completeness. If the application is determined to be complete, processing for a
decision on the application will be initiated. In addition, please note that you have six
months from the date the application was initiallv filed, September 18, 1990, to either re-
submit the application or submit the required information. Failure to resubmit the
application or to submit the materials necessary to determine your application complete
shall be deemed to constitute withdrawal of the application. If an application is
withdrawn or deemed withdrawn, a new application must be submitted.

1. Provide detail of employee eating area including seating and groundcover types.

Need to provide and show the required truck turning radii for all proposed and
existing roll-up doors. I'At grade" roll-up doors require access and circulation for
a 407E (42 ft. radius) 40 foot long truck. "Ramp down" truck bays require access
and circulation for a 4070 (60 ft. radius) 50 foot long truck. In all cases, the
required truck loading area cannot interfere with the required 24 foot wide
circulation driveways or required parking.
Need to show existing contours along with any proposed changes in the two
areas shown on both checkprints no. 7 and no. 2.
Please also note change andlor corrections on checkprints no. 1 and no. 2. Both
checkprints need to be included with your resubmittal.
ISSUES OF CONCERN
1. It does not appear that the necessary multi-tenant standards are being
implemented. Please see enclosed handout.
2. This building will be part of the sign program for the Floral Tmde Center through
a sign program amendment. Maximum height for monument signs in the coastal
zone is 8 feet.
3. Colors of building should match those of the Floral Trade Center building.
4. The same degree of screening that exists along drainage channel will have to be
in place at time of building permit issuance.
