SUBJECT: PIP 89-8(A) - F'LORAL TRADE CENTER
Thank you for applying for Land Use Permits in the City of Carlsbad. The Planning
Department has reviewed your Planned Industrial Permit, application no. PIP 89-8(A), as
to its completeness for processing.
The application is incomplete, as submitted. Attached are two lists. The first list is
information which must be submitted to complete your application. AU list items must be
submitted simultaneously at the Community Development Building counter. and to the
attention of Erin Letsch. A COPY of this list must be included with your submittals. No
processing of your application can occur until the application is determined to be complete.
The second list is issues of concern to staff. When all required materials are submitted the
City has 30 days to make a determination of completeness. If the application is determined
to be complete, processing for a decision on the application will be initiated. In addition,
please note that you have six months from the date the application was initially filed,
September 18,1990, to either re-submit the application or submit the required information.
Failure to resubmit the application or to submit the materials necessary to determine your
application complete shall be deemed to constitute withdrawal of the application. If an
application is withdrawn or deemed withdrawn, a new application must be submitted.

TO COMPLETE APPLICATION:

PLANNING:
1. Show existing trees along drainage channel on both site plan and landscape plan.
Are these proposed to be removed?
2. Show detail of employee eating areas on either landscape plan or site plan. Include
square footage of usable area.
ENGINEERING:
1. Show width, location, and use of all existing and/or proposed public or private
easements (including recording information for all easements).
2. Clearly show truck turning radii for all parking areas and truck loading access.
3. Show existing and proposed contours.
4. Indicate earthwork volumes: cut, fill, import and export.
5. Show location and size of all drainage facilities within and adjacent to the proposed
subdivision.
ISSUES OF CONCERN
PLANNING:
1. Architecture does not seem compatible with the existing Floral Trade Center
building.
2. Some confusion exists as to whether this is a multi-tenant building. Building Plan
show individual tenant space but loading areas do not conform to multi-tenant
standards. Parking ratio seems to indicate multi-tenant uses as well.
3. 10 percent of the parking area must be landscaped. Usually 1 tree for every 5
parking spaces (double loaded) or 1 planted island for every 10 spaces (single
loaded).
ENGINEERING:
1. The proposed new building's access and circulation does not work. 407E (42 ft.
truck turning radii) access and circulation is required to and from each at grade.
2. The proposed new parking lot location north of the existing building conflicts with
the required truck access and circulation requirements for the existing building.
