October 31, 1989 City Carltas Co. 4401 manchester Ave., Ste 206 Encinitas, CA 92024 PROPOSED MINOR SUBDMSION NO. 880 A preliminary decision has been made, pursuant to Section 20.24.120 of the City of Carlsbad Municipal Code, to approve the tentative map of the proposed minor subdivision subject to rhe following conditions: 1. Final parcel map shall comply with the Land Use Planning Office interdepartmental memorandum for Minor Subdivision No. 800, dated October 17, 1989. 2. All required fees and deposits shall be paid prior to final parcel map recordation. (See attached list.) 3. The tentative parcel map approval'shall expire two (2) years from the date of the letter containing the final decision for tentative map approval. 4. All lots within this project shall confom to current Zoning Ordinance (Title 21) w:th respect to size, setbacks, and land use. 5. Plans, specifications and supporting documents for all improvements shall be prepared to the satisfaction of the City Engineer. Prior to approval of the parcel map the subdivider shall install, or agree to install and secure with appropriate security as provided by hw, improvements shown on the tentative map and the following improvements to City Standards to the satisfaction of the City Engineer: 9-lwtb J A. If the fees are not paid, this application will not be consistent with the General Plan and approval for this project shall be void. I. * 4-5 The developer shall submit approval of the California State Coastal Commission prior to parcel map approval. Prior to approval of the final map the developer shall enter into an agreement with the City to pay any drainage area fees established as a result of the forthcomizg Master Drainage Plan Update. The developer shall enter into an agreement to pay fees for undergrounding of all existing overhead utility lines along the boundary of the subdivision prior to final map approval. Any sim- proposed for this development shall at a minimum be designed in conformance with the City's Sign Ordinance and shall require review and 9- ,Director prior to installation of such signs. The developer shall display a current Zoning and Land Use Map in the sales office at all times, or suitable alternative to the satisfaction of the Planning Director.
