The Planning Department has reviewed your Planned Industrial Permit, application no. PIP 89-13, as to its completeness for processing. The application has been determined complete as of November 27, 1989. Attached is a list of Engineering and Planning Issues which must be resolved. PIP 89-13 ISSUES OF CONCERN 1. There are inconsistencies in the site plan regarding floor area and parking information. These inconsistencies are marked in green on the attached checkprint. The resubmitted information will be checked for consistency and accuracy. This may affect your overall parking requirements. 2. On the second floor plan open storage space is shown. What will be stored here? What is the purpose of having storage space on an upper level as opposed to ground level. It appears that this would be prime office space especially with the adjacent deck. 3. The outdoor eating area appears to be adequate in size and is related well to the indoor eating area. In the blow up exhibit it appears that the tables are ringed with seats; if so label a typical table seat. Locate in the blow up exhibit a trash can for the outdoor eating area. Provide two 15 gallon minimum purple leaf plum trees (Krauter Vesuvius), or very similar trees, within the outdoor eating area. Each tree should be located within a flower bed square as shown on the landscape exhibit. These flower bed squares must have minimum dimensions of 3 x 3 feet. Please dimension the blow up exhibit accordingly. Provide some breaks in the hedge that forms the perimeter of the eating area and make the landscape plan accurately reflect the planting of the Pittosperium required for this. 4. The landscape plan does not accurately reflect the existing trees. Provide a plan that depicts existing landscaping with accuracy. Bottle Brush trees were not seen on the slopes as shown on the plan and Acacia trees are not called out on the plan which are on the slopes. 5. Tree symbols are out of scale. Tree symbols must reflect the trees' mature diametedspread. 6. The existing slopes along each of the street frontage are in need of special treatment. Both slopes will have to be replanted. Note this on exhibit L-1. All but perhaps two of the healthiest Acacia trees should be removed. Most Acacias are either unhealthy or at the end of their lifespan and will ultimately detract from the project's quality if not removed. Propose some other tree types for the slope that are appropriate and consistent with the standards of the Landscape Guidelines Manual for slope erosion control planting as noted on exhibit L-1. It is recommended that a licensed landscape architect be involved in the preparation of the preliminary landscape plan. 7. Thin out/remove some of the smaller Eucalyptus trees located within a cluster of Eucalyptus trees near the sw corner of the site. This cluster is delineated on the attached checkprint, Exhibit L-1. Thinning this cluster out will promote healthier trees on a longer term basis. 1 J i NO. PIP 89-13 8. The use of multicolored iceplant for the comer is strongly discouraged. The Helix iceplant is an excellent ground cover and is encouraged and a more uniform iceplant treatment to the corner would add to the project’s quality. 9. Move toe of slope to 5 feet from fire service line. Label proposed curb outlet D-25. Label existing curb outlet modified D-25. Adjust driveway to be 3 feet away from catch basin. Driveway can be a minimum of 24 feet. Driveway can still work for the access of trucks without designing both sides different, see site plan. Include flowline elevations and percent slope throughout parking and on driveway. Include more spot elevations. There is no sidewalk in this development, please remove from typical section. Also attached is a redlined check print of the site plan. This plan should be given to the applicant for corrections and changes as noted. Please have the applicant return the redlined print with the corrected site plan to assist us in our continued review.
