Thank you for your letter of 11/27/89 completing our application
for a Planned Industrial Permit on the above referenced project.
In response to your issues of concern, we have modified our
plans and they are attached for resubmittal addressing all
points. In particular please note: (refer to your format)
Planning
1. We have shifted the building to the north and reduced the
length of the building to maintain a setback from the top of
the slope. Note that we have maintained a 12 font setback
at the southwest corner and 18 foot plus over most of the eastern face. Although the corner of the southeast still
violates the 10 foot requested, this corner is the aesthetic
focus OF the building and is located behind nearly mature
landscaping, etc. The non-fenestated wall which exists at
the south elevation does maintain the 10 foot minimum
setback. As we have discussed in meetings, the owner cannot
sacrifice less square footage and still build this nice of a buil.ding. We believe we have mitigated your concerns by
this approach.
2. The employee eating area has been updated to include 700t
sq. ft. and is shown in more detailed layout in the
landscape plan.
3. Another issue which surfaced after your initial list was
concern for building use/environmental concerns related to
the user. Attached is a letter and reports from Mercotac
addressing these concerns. Note that they use small
quantities of volatile or environmentally hazardous materials and maintain strict controls on quantities and
processes. If you are in need of more information, the
client would be glad to give you a presentation or a tour of
their present facility. They are moving to Carlsbad due to
it's quality planning and control environment and will work
with the City to address any reasonable concerns and become
an asset to the community.

See Site Plan. All labels, spot elevations, etc. requested
have been called out.
Pac Bell has been contacted and responded by telephone that
the construction easement granted in the Title Report will
not be a problem. They are to respond by letter and I will
forward it to you.
Spot elevations and actual top of slope elevation has been added to the plans. The site has been recently surveyed and
position of slope and existing elevations are actual.
Designation of obstructions greater than 30" has been
removed as it is unnecessary per conversations for your
engineering department. The sign at the southeast corner of
the lot has also been eliminated.
